I think you will find the answer is in simple economics rather than
special effects.Property located under power lines and near substations is
much cheaper per acre because it is undesirable property for many
applications, especially residential. Any business that required radio
contact with its trucks, etc., would most likely be located elsewhere. The
hoofbeats are horses, not zebras. ;-)
